Eine professionelle Hausverwaltung kostet in Deutschland je nach Verwaltungsart, Objektgröße und Region typischerweise zwischen 17 und 40 Euro pro Einheit und Monat bei der Mietverwaltung wird häufig stattdessen ein Prozentsatz der Nettokaltmiete berechnet, meist zwischen 4 und 10 Prozent. Wer eine Immobilie besitzt und über eine Verwaltung nachdenkt, will vor allem eine Frage beantwortet: Mit welchen Kosten ist realistisch zu rechnen, und wovon hängen sie ab? Die drei Verwaltungsarten und ihre Kostenlogik
WEG-Verwaltung

Hier wird in der Regel ein fester Betrag pro Einheit und Monat berechnet. Mietverwaltung
betrifft vermietete Mietshäuser oder einzelne Einheiten. Statt eines Festbetrags ist hier ein prozentualer Anteil der Nettokaltmiete üblich, meist zwischen 4 und 10 Prozent. Bei einer Kaltmiete von 800 Euro entspricht das etwa 32 bis 80 Euro im Monat. Alternativ bieten manche Verwaltungen bei einfachen Objekten Pauschalpreise an, die wirtschaftlicher sein können.
Sondereigentumsverwaltung
kommt zum Einsatz, wenn ein Eigentümer seine Wohnung innerhalb einer WEG vermietet und diese Vermietung separat verwalten lässt. Üblich sind etwa 27 Euro pro Einheit und Monat, wenn dieselbe Verwaltung bereits die WEG betreut, und bis zu 35 Euro, wenn eine externe Verwaltung sich erst einarbeiten muss.
Warum kleine Objekte pro Einheit mehr kosten

Grundvergütung versus Sonderhonorar — der unterschätzte Kostenfaktor
Der monatliche Regelsatz deckt die laufende, ordnungsgemäße Verwaltung ab: Kontoführung, Abrechnung, eine reguläre Eigentümerversammlung pro Jahr und die alltägliche Kommunikation. Außerordentliche Tätigkeiten werden separat berechnet etwa eine zusätzliche Eigentümerversammlung, ein gerichtliches Mahnverfahren, die Begleitung einer größeren Sanierung oder eine umfangreiche Neuvermietung. Diese Sonderhonorare werden je nach Verwaltung als Pauschale (zum Beispiel rund 1.000 Euro für eine außerordentliche Versammlung), als Stundensatz (häufig 60 bis 100 Euro) oder pro Einheit abgerechnet. Ein günstiger Regelsatz mit vielen kostenpflichtigen Sonderleistungen kann am Jahresende teurer sein als ein höherer Regelsatz mit umfassenderem Leistungspaket der reine Monatspreis ist deshalb kein verlässlicher Vergleichsmaßstab.
